- Delineated Area Map GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TX City: Dallas / Fort Worth Metro Area Delineated Area: Offered properties must be within the delineated area boundaries as show in the attached "Delineated Area Map". Boundaries are created by connecting the following points: NW: East Dove Road and N. Peytonville Ave. NE: E. Belt Line Road and N. MacArthur Blvd. SW: FM 157 and Trinity Blvd. SE: Rock Island Road and N. MacArthur Blvd. Minimum Sq. Ft. (ABOA): 11,000 Maximum Sq. Ft. (ABOA): 13,000 Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Surface): 0 Parking Spaces (Structured): 6 secure exterior covered parking spaces are required on-site Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space must be located on an end cap (if space is not a stand-alone building), contiguous, located on the ground floor without being split by a public corridor and the ability to install full perimeter fencing. Approximately 2,500 ABOA SF of the total space is required for high-bay storage space with two (2) overhead drive-in doors with a minimum 10' clearance, and driveway or ramps are required. Retail space will not be considered. Offered space cannot be located within ¼ mile (path of travel) to Probation Services, day care facilities, and schools. Offered space must be fully sprinklered and meet NFPA 101 requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. Subleases will not be considered.
