Description
U.S. GOVERNMENT The Government is considering if alternative space is economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements and telecommunications infrastructure. This is an inquiry for available space and is not to be construed as an invitation to bid. General Services Administration (GSA) seeks to lease the following space: State: Texas City: Dallas Delineated Area: · North - Lyndon B. Johnson Fwy. (I-635) · East - I-635 to the intersection of I-635 and Hwy 67 (I-30) · South - from the intersection of Hwy 67 (I-30) and I-635 along Hwy 67 (I-30) to the intersection of Hwy 67 (I-30) and Loop 12 · West - from the intersection of Hwy 67 (I-30) and Loop 12 north to the intersection of Loop 12 and I-35E, continuing north to the intersection of I-35E and Lyndon B. Johnson Fwy. (I-635) Minimum Sq. Ft. (ABOA): 11,188 Maximum Sq. Ft. (ABOA): 11,188 Space Type: Office Parking Spaces (Total): 8 surface or structured reserved Full Term: 120 months Firm Term: 60 months Option Term: n/a Additional Requirements: Lessor shall provide new carpet and paint, including furniture handling if required to access areas for carpet and paint installation. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.
