Description
The United States Government seeks to lease office space consisting of approximately 4,100 rentable square feet of office and related space in Geneva, NY. The rentable must yield a minimum of 3,564 to a maximum of 3,742 contiguous ANSI/BOMA Office area square feet (OASF). The proposed lease term is for 10 years and 5 years firm. GSA may terminate this lease after the 5 th year on one hundred and twenty (120) days written notice to the Lessor. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. SPACE MUST BE WITHIN THE FOLLOWING DELINEATED AREA: - North: Gambee Road - East : Rt 14 West - South : Rt 20/ Rt 5 East - West: Pre Emption Rd/ Country Rd 6 Other applicable requirements include: Parking - 10 reserved spaces that may need to be secured Offered space shall be located on the ground floor of a building. Space offered shall be contiguous LEASE TERM: Ten (10) Years, five (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5 th ) year. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN June 7, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building (which floor). •2) Scale drawing of space offered (in CAD) and PDF of same •3) ANSI/BOMA defined Office Area Square Feet •4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included in rental rate.) •5) Percentage of Common Area Factor used to Determine the Rentable Square Feet •6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
