Description
U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Texas City: Irving Delineated Area: NORTHERN BOUNDARY: Beginning at the intersection of State Highway 161 and Interstate 635 traveling in an easterly direction ending at the intersection of Interstate 635 and Interstate 35E. EASTERN BOUNDARY: Beginning at the intersection of Interstate 635 and Interstate 35E traveling in a southerly direction to the split of Interstate 35E and State Highway 12 continuing in a southerly direction ending at the intersection of State Highway 12 and State Highway 183. SOUTHERN BOUNDARY: Beginning at the intersection of state Highway 12 and State Highway 183 traveling in a westerly direction ending at the intersection of State Highway 183 and State Highway 161. WESTERN BOUNDARY: Beginning at the intersection of State Highway 183 and State Highway 161 traveling in a northerly direction ending at the intersection of State Highway 161 and Interstate 635. Minimum Sq. Ft. (ABOA): 4,497 Maximum Sq. Ft. (ABOA): 4,497 Space Type: Office Parking Spaces (Total): 16 Parking Spaces (Surface): 0 Parking Spaces (Secured): 16 Parking Spaces (Reserved): 0 Full Term: 15 Firm Term: 10 Option Term: 0 Additional Requirements: The U.S. Government currently occupies office and related space in a building under lease in Irving, Tx, that will be expiring. Therefore the General Services Administration (GSA) is seeking expressions of interest to determine if relocating to alternative space is economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs to be incurred through relocating, such as physical move costs, including the physical move and voice and data systems move, replication of tenant improvements, etc. •· The agency cannot be co-located with: other Federal, State, local government agencies or private firms whose primary clientele are involved in or have ties to criminal elements. •· Agency cannot be located within a designated drug-free zone. •· 14' garage clearance (if parking is in a garage) •· Require 2nd floor space or above. If 2nd floor or above is not available 1st floor will be considered if agency is the sole tenant, •· 20' setback Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. In no event shall the offeror enter into negotiations concerning this project with representatives of Federal Agencies other than the General Services Administration's Contracting Officer. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: •· Building name and address and location of the available space within the building; and •· Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and •· ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and •· Date of space availability; and •· Building ownership information; and •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and •· Energy efficiency and renewable energy features existing within the building; and •· List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
