Description
General Services Administration Notice of Intent to Lease Space Salt Lake City, UT The U.S. Government currently occupies office and related space in a building under lease in Salt Lake City, UT that needs numerous and detailed changes and that will be expiring July 19, 2019. Based on this need for numerous and detailed changes to the space that would substantially change the existing lease, the Government is seeking a superseding lease under GSAR 570.404 to replace the existing lease and remain it its current space, but it is interested in considering alternative space that would be economically advantageous (included but not limited to buying out the Government's remaining firm term of the existing lease) and that meets the Government's requirements such as the following: State Utah City Salt Lake City Delineated Area North Boundary: West 200 Street, East Boundary: South State Street, South Boundary: West 600 Street, West Boundary: John Stockton Drive Minimum Sq. Ft. (ABOA) 10,900 Maximum Sq. Ft. (ABOA) 11,000 Space Type Office and related space Parking Spaces (Total) 32 on-site Parking Spaces (Surface) 0 on-site Parking Spaces (Structure) 32 on-site Full Term 10 years Firm Term 7 years Option Term None Additional Requirements Required space will consist of Class A office space. All security standards must meet ISC and Publication 64 standards. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standers (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. Offered space shall not be in the 100 year flood plain. Other agency specific requirements are : 24/7 access to the building Contiguous space layout. Include whether the expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS Building, space, and parking compliance with fire and life safety and seismic requirements Building, space, and parking compliance with ISC and Publication 64 security standards The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
