The Government is considering whether to remain in its existing leased space or relocate to alternative space, if it would be economically advantageous for the Government. The Government will consider relocation if alternative space can satisfy the Government s requirements and costs including, but not limited to, rent, tenant improvements, physical move, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The cost for improvement s are at the expense of the offeror. The costs for relocation and improvements are estimated to be $1,793,510. The Department of Veterans Affairs is seeking to lease 9,950 net usable square feet of contiguous space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within the following delineated of the City of Colchester, VT: 5-mile radius of 162 Hegeman Avenue Colchester, VT. Lease Term: Nine (9) month firm fully serviced, with 3 three month option period to follow. Availability: The occupancy date is June 1, 2012. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN May 16, 2012. 1. Building name or development site, address, age of building and owner. 2. Total net usable square feet. 3. Rental rate 4. Scaled building plans and site drawings, which detail the number of parking spaces. 5. Name, address, telephone number and email address of authorized contact. Note: The government will pay no more than the appraised fair market rental value for space.
