Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Arlington Delineated Area: N - I-66 W - N. Rhodes Street S - Arlington Blvd/Rt 50 E - Rt 110 Minimum Sq. Ft. (ABOA): 27,758 Maximum Sq. Ft. (ABOA): 27,758 Space Type: Office Class-A Parking Spaces (Total): 4 Government official parking spaces Parking Spaces (Surface): 0 Parking Spaces (Structured): 4 Parking Spaces (Reserved): 0 Full Term: 5 Firm Term: 5 Option Term: Additional Requirements: The United States Government currently occupies, and has a continuing need for approximately 32,071 BOMA Rentable Square Feet (BRSF) of office space and related space yielding a minimum of 27,758 Usable Square Feet (USF). The Government is seeking a 5-year firm term. The space shall be ready for occupancy no later than September 30, 2013. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer. The delineated area is: N - I-66 W - N. Rhodes Street S - Arlington Blvd/Rt 50 E - Rt 110 The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. The proposed leased space shall be fully serviced. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building. 2) Legal description 3) CAD drawing of space offered. 4) Usable Square Feet offered 5) Rentable Square Feet offered 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet: ANSI/BOMA defined office area/usable square feet (USF) Offered and Rentable Square Feet (RSF) offered identifying the specific floors and square footage on each (with common Area Factor); 7) Rental rate per rentable square foot (based on the GSA Warm Lit Shell). Include a $46.74 /usf Tenant Improvement Allowance in the offered rate. 8) Number of parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. 10) Name of closest Metro Rail Station and distance in walkable linear feet from the Metro Rail Station. In the event that a potential Offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's minimum requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
