Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Austin, TX Delineated Area: Within Austin, TX: North: North Capital of Texas Highway South: Ranch to Market 2222 East: North SR PAC Expressway West: Ranch to Market 2222 Minimum Sq. Ft. (ABOA): 11,700 Maximum Sq. Ft. (ABOA): 11,700 Space Type: Office Parking Spaces (Total): 25 Parking Spaces (Surface): 25 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 25 Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: • Cannot be collocated with other Federal, State, local or private firms whose primary clientele are involved in or have ties to criminal elements; • Cannot be located near probation/parole offices, halfway houses, drug abuse counseling/rehabilitation centers and similar social service and welfare programs as well as law firms representing drug offenders; • Location egresses cannot be within a designated drug-free zone (typically 1,000 feet from school/park boundary). • Preference is for second floor or higher • Space must be contiguous on one floor Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
