Solicitation for Offers No. 1OK2015 April 23, 2012 Lease Summary A. Statement of Requirements. The U.S. Government currently occupies office and related space in a building under lease in Norman, Oklahoma that will be expiring. City, State: Norman, OK Delineated Area: Offered buildings must be located within the city limits of Norman, Oklahoma Minimum Sq. Ft. (ABOA): 16,811 ABOA SF Maximum Sq. Ft. (ABOA): 16,811 ABOA SF Space Type: OFFICE Parking Spaces (Total): 64 on-site Parking Spaces (Surface): 60 total on-site parking spaces including: 60 spaces for employees, 4 for visitors. Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 spaces Full Term: 20 years Firm Term: 10 years Option Term: N/A Additional Requirements: The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must be contiguous and have the potential for an efficient layout. Build out requirements to be determined upon lease award. In addition to the offered building and parking areas, approximately 1.5 acres of land is required for a Weather Balloon launch facility and Wind Profiler. Offered space must meet or have the potential to meet Government requirements for Energy Star, and Fire, Safety, Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals (RLP). Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Space shall not be located within a base 100 year flood plain or wetland unless the Government has determined it to be the only practicable alternative. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address and location of the available space within the building 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. B. Projected Dates.
