- This MODIFICATION is to notify interested parties that the Government plans to begin Phase 1 of this procurement (as described below) in the near future. Interested parties are requested to submit Expressions of Interest to the GSA Point of Contact in order to receive the Phase 1 materials. Expressions of Interest are requested by Monday, April 23, 2012. Original description follows. ---------------------------------------------------------------------------------------- Solicitation for Offers No. 6NM0008 07/19/2011 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Gallup, NM Delineated Area: Site Location: Near the intersection of S. 2 nd St. (Hwy 610) and Hwy 602, next to a Toyota dealership and across from a Family Dollar Store Minimum Sq. Ft. (ABOA): 7,958 Space Type: Office Parking Spaces (Total): 16 plus option to add 2 more during lease term, plus visitor parking per local code Parking Spaces (Surface): 16 plus option to add 2 more during lease term, plus visitor parking per local code Parking Spaces (Structured): 0 Parking Spaces (Reserved): 16 reserved plus option to add 2 more during lease term Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: · This procurement is for new construction on a 2-acre parcel. GSA has obtained an assignable land option, to be assumed by the successful offeror after lease award. · The building shall be constructed to Inter-Agency Security Council Level II standards. · This will be a two-phase procurement. In phase one, interested parties' qualifications will be evaluated to establish a competitive range. In phase two, solicitation packages will be issued to the competitive range. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers.
