- Full ad GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Atlanta Delineated Area: Properties must be located within the delineated area as described below: CBD North: North Ave East: Piedmont Ave and I75/I85 Downtown Connector South: Edgewood Ave / Court Land St. West: Norfolk Southern Railroad tracks *AND* Northeast Corridor North: Interstate 285 East: Lavista Road/Clairmont Road South: North Decatur Rd/Clifton Road/Briarcraft Road/Lavista Rd/Cheshire Bridge Road West: Buford Highway Minimum Sq. Ft. (ABOA): 165,660 (Including office and annex) Annex Sq Ft (ABOA): Approximately 16,000 Maximum Rentable Sq Ft: 190,509 Space Type: Office /Annex Parking Spaces (Total): 403 Parking Spaces (Surface): 60 Parking Spaces (Structured): 343 Full Term: Twenty (20) Years Firm Term: Twenty (20) Years Security Requirements: Must meet minimum Interagency Security Criteria for a Level III Occupancy. Additional Requirements: 1) Offered office space must be vertically contiguous. 2) Single tenant Occupancy. 3) Minimum setbacks of 50ft to 100ft subject to Government review of individual building/site features. 4) Must have a loading dock to accommodate a 50 foot semi-tractor/trailer. 5) Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. 6) All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date 7) In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Provide two independent remote means of egress. Have no known underground structures or fuel tanks. Have ready access to power, water, sanitary sewer, telephone, cable TV and fiber optics, along with supporting amenities. Have convenient access to major traffic arteries and to food service establishments and retail services. Expressions of Interest Due:Submissions must be received by 4:00 PM EST on May 9, 2012.
