Description
U.S. GOVERNMENT Customs and Border Protection (CBP) seeks to lease the following space in Tucson, AZ : State: AZ City: Tucson Delineated Area: NORTH BOUNDARY: From the FOB at the intersection of I 19 and W. Valencia, east on Valencia to intersection of E. Valencia and S. Kolb Rd. EAST BOUNDARY: From intersection of E. Valencia and S. Kolb Rd., north along S. / N. Kolb to the intersection of E. Grant, Tanque Verde and N. Kolb. NORTH BOUNDARY: From the Intersection of E. Grant, Tanque Verde and N. Kolb, west on E. Grant Road to the intersection of E. Grant and N. Campbell. Then north along N. Campbell to the Intersection of N. Campbell and E. Prince, then west on E. Prince to finish North Boundary at the Intersection of E. Prince and I 10. WEST BOUNDARY: From the Intersection of E. Prince and I 10. South along I10 to I19, South along I19 to the intersection of I19 and W. Valencia. Minimum Sq. Ft. (ABOA): w/ approx. 8,000 office w / 32000 usf attached warehouse space Maximum Sq. Ft. With an area of two (2) 40' X 40' building bays with 35' clear height ceiling or a Mimimum of 35' ceiling fro the entire warehouse. •· Maximum 40' in warehouse Area. •· Minimum 9'6" ceiling height in office area; Maximum 12' ceiling height in office area. •· Minimum of two (2) 14 feet bay door opening to street-level; or dock doors equipped with concrete ramps to allow vehicles to enter warehouse from street. Street level drive-into warehouse for large vehicles •· The office space will require HVAC, warehouse must be well ventilated; Office will have a LAN room that will required 24/7 HVAC. •· Secure fenced and lighted storage area will be segregated to the rear of the building for outside storage; approximately 153,000 sq ft in size max --- 51,000 sq ft min. Can be gravel surface. •· Desired location will be low vehicular traffic preferably in a "rural" or sparsely populated area. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
