Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 1,890 - 1,995 rentable square feet of office space. The rentable space shall yield approximately 1,650 - 1,733 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. The Government reserves the right to determine acceptability of the offered property as to the building's fire and life safety systems, handicapped accessibility, structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. Other applicable requirements include: •o 2 surface parking spaces must be available for government use. •o Space offered shall be contiguous and must have a window line •o 24-hour, 7-day a week access for employees and clients SPACE MUST BE WITHIN THE FOLLOWING DELINEATED AREA: Starting at I-87 and Route 155 (New Karner Rd) travelling north up 155 to Route 7, heading east on Route 7 until I-87, heading north on I-87 until Pollock, head east on Pollock until Dunsbach Ferry Road, follow Dunsbach Ferry Road to US-9; take US-9 south to I-90; going west on I-90 until it meets I-87, and I-87 back to the starting point of 155 (New Karner Rd). LEASE TERM: Ten (10) Years, five (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5 th ) year. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN MARCH 21, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building (which floor). •2) Scaled drawing of space offered in CAD and PDF •3) ANSI/BOMA defined Office Area Square Feet •4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included in rental rate.) •5) Percentage of Common Area Factor used to Determine the Rentable Square Feet •6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
