Description
Within the next few months, the National Park Service (NPS) intends to issue three new Prospectuses soliciting for proposals in response to business opportunities to operate lodging, retail, food and beverage and campground facilities within the Blue Ridge Parkway, including: PEAKS OF OTTER (CC-BLRI011-13): Lodging, retail, and food and beverage visitor services at Peaks of Otter Lodge, Bluffs Lodge and the Rocky Knob Cabins combined under one concession contract. Peaks of Otter Lodge, located at Parkway milepost 86 near Bedford, VA, includes 63 guest rooms, a restaurant and lounge and two gift shops. Rocky Knob Cabins, located at Parkway milepost 174 near Meadows of Dan, VA, is comprised of 7 rustic cabins with kitchens and a central bath/shower house. Bluffs Lodge and Coffee Shop, located at Parkway milepost 241 near Laurel Springs, NC, includes a 24 room hotel, coffee shop and small gift shop. The existing contract requires the successor Concessioner to purchase $1,727,940 in Possessory Interest from the existing Concessioner. The total gross receipts for the operations included in the upcoming CC-BLRI011-13 solicitation were $4,151,615 in 2010. OTTER CREEK (CC-BLRI012-13): Retail, food and beverage and campground visitor services at Otter Creek will be combined under one concession contract. Otter Creek Restaurant, Gift Shop, and Campground, located at Parkway milepost 61, includes a 65 site campground, restaurant and gift shop/camper store. The existing concessioner does not have possessory interest in the facilities included in the upcoming CC-BLRI012-13 solicitation. The total gross receipts for the operations included in the upcoming CC-BLRI012-13 solicitation were $270,659 in 2010. FOLK ART CENTER (CC-BLRI008-13): Craft Sales and limited food and beverage services at the Folk Art Center. The Folk Art Center is located at Milepost 382.0. The existing concessioner does not have leasehold surrender interest in the facilities. The total gross receipts were $1,602,257 in 2010. The NPS intends to release these prospectuses on or about May 2, 2012 with an anticipated award in late November 2012. This presolicitation notice is issued solely for information and planning purposes and does not constitute a solicitation, prospectus, or Request for Proposal (RFP). This presolicitation notice does not commit the Government to contract for any supply or service whatsoever. Further, the National Park Service is not at this time seeking proposals and will not accept unsolicited proposals. Responders are advised that the U.S. Government will not pay for any information or administrative costs incurred in response to this presolicitation notice. All costs associated with responding to this presolicitation notice will be solely at the interested party's expense. Not responding to this presolicitation notice does not preclude participation in any future prospectus. When a prospectus is released, it will be synopsized on the Federal Business Opportunities website (www.fbo.gov). It is the responsibility of the potential offerors to monitor this site for additional information pertaining to this requirement. National Park Service prospectuses are also posted, in full, on the Service's Commercial Services website (http://www.nps.gov/commercialservices/). Award of these contracts shall be made subject to the availability of funds. This notice does not obligate the NPS to award the contracts nor does it commit the U.S. Government to pay any cost incurred in the preparation and submission of proposals.
