Description
General Services Administration (GSA) seeks to lease the following space: State: Texas City: Beaumont Delineated Area: NORTHERN BOUNDARY: Beginning at the intersection of Interstate Highway 10 (IH-10) and North Martin Luther King Jr Parkway (N MLK Jr Pkwy) / SPUR 380 continuing in an easterly direction ending at the intersection of IH-10 and the western shore of the Neches River. SOUTHERN BOUNDARY: Beginning at the intersection of IH-10 and the western shore of the Neches River continuing in a southerly direction along the western shore of the Neches River ending at the intersection of Main Street and Blanchette Street. EASTERN BOUNDARY: Beginning at the intersection of Main Street and Blanchette Street continuing in a westward direction ending at the intersection of South Martin Luther King Jr Parkway (S MLK Jr Pkwy) / SPUR 380 and Blanchette Street. WESTERN BOUNDARY: Beginning at the intersection of S MLK Jr Pkwy / SPUR 380 and Blanchette Street continuing in a northerly direction ending at the intersection of IH-10 and N MLK Jr Pkwy / SPUR 380. Minimum Sq. Ft. (ABOA): 7,926 Maximum Sq. Ft. (ABOA): 9,115 Space Type: Office Parking Spaces (Total): 25 Parking Spaces (Surface): 0 Parking Spaces (Secured): 25 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: The agency cannot be co-located with: other Federal, State, local government agencies or private firms whose primary clientele are involved in or have ties to criminal elements. Agency cannot be located within a designated drug-free zone. 14' garage clearance (if parking is in a garage) Require 2nd floor space or above. If 2nd floor or above is not available 1st floor will considered if agency is the sole tenant, 20' setback Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: March 8, 2012 Market Survey (Estimated): March 20, 2012 Offers Due: May 4, 2012 Occupancy (Estimated): April 2013 SUBMISSION REQUIREMENTS Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (ABOA SF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF;
