- THE US GOVERNMENT SEEKS TO LEASE APPROXIMATELY 1000 RSF TO YIELD 870 ANSI/BOMA OFFICE AREA SPACE IN MADISON, MS FULL AND OPEN COMPETITION Delineated Area: First consideration will be given to historic properties and locations within the Central Business District (CBD) of Madison, MS. Minimum Sq. Ft. (ABOA): 870 Maximum Sq. Ft. (ABOA): 870 Space Type: [Office] Parking Spaces (Total): [2] Parking Spaces (Surface): [2 ] Full Term: 10 Firm Term: 5 Optional Term: 5 Additional Requirements: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, seven (7) days per week. The offered Space shall have slab to slab wall construction of all exterior and demising walls, a minimum ceiling height of 10' and in a modern office building that is professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. The modern space must meet Government requirements for security, fire, life and seismic safety and must comply with ADA accessibility and Agency security requirements. Parking facilities shall be available at no cost or at reasonable commercial rates for visitors and employees either on site or within a walkable ¼ mile radius of the office. Two surface parking spaces are required. Where public transportation is available, passenger stops must be no further than a walkable ¼ mile from the space offered. The location should be in close proximity to retail amenities, including hotels and restaurants. The Government reserves the right to designate space(s) as unacceptable should adjacent tenants present possibility of conflict with Agency business or pose a potential security risk. Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: By 5PM EST on February 23, 2012.
