Description
Map of Delineated Area The US Government currently occupies office and related space in a building under lease in Paul Smiths, New York. The Government requires office and related space yielding a minimum of 1100 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 1,100 Maximum ABOA square feet: 1,300 The lease term requirement is for 5 years. The space must be available for occupancy by May 1, 2013. The delineated area encompasses the Village of Saranac Lake (bounded by Old Military Road, to Riverside Drive to State Route 86 to Northwood Road to State Route 86) to and including the Village of Paul Smiths and the Village of Lake Placid (State Route 86 to McKenzie Pond Road, to Pine Street, to State Route 3, to Trudeau Road to State Route 86 to Ampersand Ave, to State Route 3, and back to State Route 86) map attached. Other applicable requirements include the following features: On site, surface parking for 3 official government vehicles and 3 personal vehicles. Wireless Internet Access The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Governments requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvement and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvement and state the amount, if any. • Date of space availability • Building ownership information • Amount of parking available on site and its costs. Include whether expected rental rate includes the cost of the required government parking. • Energy efficiency and renewable energy features existing within the building • List of building services provided The Governments decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
