- United States Government Seeks Leased Office Space In Cheyenne, Wyoming The United States Government seeks to lease contiguous flex office space in Cheyenne, Wyoming. The space offered must consist of approximately 46, 000 rentable square feet and should yield 40,000 ANSI /BOMA usable square feet (inclusive of 36,000 USF office and 4,000 USF warehouse). In addition, the Government requires 21 parking spaces which are secured for government vehicles. The Government requests approximately 200 unsecured employee and visitor parking spaces. The proposed space must be located within the following delineated area as follow: Within the city limits of Cheyenne, County of Laramie, Wyoming The proposed lease term is for twenty (20) years, fifteen (15) years firm, and should be fully serviced. The warehouse must have a minimum ceiling height of fourteen (14') feet and must also have one (1) overhead doors. Space must be ready for occupancy no later than February 1, 2014. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name and address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and the date it will be available One-eighth inch scale drawing of space offered ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor can be determine the RSF but should be approximately 1.15%.
