Description
U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST IN Albuquerque, NM RLP No. 0NM2086 The U.S. Government currently occupies office and related space in a building under lease in Albuquerque, NM that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following space: State: New Mexico City: Albuquerque Delineated Area: Albuquerque, NM Minimum Sq. Ft. (ABOA): 53,612 Maximum Sq. Ft. (ABOA): 53,612 Space Type: Office and related space Parking Spaces (Total): 276 Parking Spaces (Surface): 276 Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 5 years Firm Term: 5 years Option Term: 5 years (10 total) Additional Requirements: Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. All space shall be contiguous. Office space must be contiguous, without being split by a public corridor. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall not be located within a base flood plan or wetland unless the Government has determined it to be the only practicable alternative. The government requires a fully serviced lease. The Government shall have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 a.m. to 5:00 p.m. (excluding Federal holidays) Alternate locations offered space must be less than 25% of the building's net usable area OR meet the following setback requirements for existing space per DoD's Antiterrorism Force Protection Standards: Controlled perimeter - roads and parking lot areas must be controlled within 82 ft and 33 ft and not be closer than 33 ft. No other parking or vehicle access is allowed within 82 ft. No controlled perimeter - roads and parking lot areas must be controlled between 148 ft and 82 ft and not be closer than 82 ft. No other parking or vehicle access is allowed within 148 ft. Expressions of Interest Due: By 4:30 p.m. CT, February 14, 2012 Additional information due with Expression of Interest: · Building name and address and location of the available space within the building. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space availability. · Building ownership information. · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). · Authorization letter from building owner to present building for lease to the Government. · Energy efficiency and renewable energy features existing within the building. · List of Building services provided.
