- The United States Government seeks to lease Office Space consisting of approximately 10,785 rentable square feet total of office and related space. The rentable must yield a minimum of 9,379 ANSI/BOMA Office area square feet (OASF). The lease term requirement is for 10 years and 5 years firm. GSA may terminate this lease after the 5 th year on one hundred and twenty (120) days written notice to the Lessor. The space must be available for occupancy by January 2011. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Other applicable requirements include: The 9,379 ANSI/BOMA Office Area above is comprised of two offices which prefer to be co-located on the same floor, however this is not a requirement. Furthermore, contiguous space is also preferred for each individual office. Office 1: 8,649 ANSI/BOMA Office Area Office 2: 730 ANSI/BOMA Office Area The delineated area is: Queensbury, NY as described by the area below: --North: Blind Rock Rd. Between Bay and Meadowbrook Roads --South: Rt 254 Quaker Rd between RT 9 and 9L --East: Meadowbrook Rd --West: South of Quaker Rd on Rt. 9 to Round Pond Rd Interested parties should submit pertinent information to: Melissa Hein Broker Contractor - Studley 300 Park Avenue Third Floor 3rd Floor New York, NY 10022 -or- Fax: 212-326-1034 Email: Mhein@studley.com Expressions of Interest must be submitted to the above address or email by 5:00 pm no later than April 29, 2010 and must include the following information: •· Building name and address and location of available space within the building. •· Rentable square feet available and expected rental rate per rentable square foot, FULLY SERVICED. •· ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes and amount for tenant improvements and state the amount, if any. •· Date of space availability. •· Method of rental space measurement. •· Building ownership information. •· Amount of parking available on site and its cost. Include whether the expected rental rate includes the cost of required Government parking (if any). •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided. •· Please reference Project Number 9NY2655. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
