- The U.S. Government currently occupies office and related space in a building under lease in Charleston, WV, that will be expiring. The Government requires office and related space yielding a minimum of 9,000 ANSI/BOMA office area (ABOA) square feet. Minimum Sq. Ft. (ABOA): 9,000 Maximum Sq. Ft. (ABOA): 9,512 The lease term requirement is for 10 years, 5 year firm-term. The space must be available for occupancy by 8/15/2012. The delineated area is the Central Business District of Charleston, WV within the following boundaries: North: From the Elk River, Southeast on Washington Street East to Court Street to Interstate 64 to Smith Street; East: Smith Street to Morris Street; South: Morris Street to Washington Street E to Brooks Street to Lee Street East to Leon Sullivan Way to Quarrier Street to Dunbar Street to Virginia Street East to Leon Sullivan Way to Kanawha Blvd. East; West: Kanawha Blvd East to the Elk River. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain.
