Description
The U.S. Government currently occupies office and related space in a building under lease number LMT13288 in Missoula, Montana, that needs expansion space of approximately 3,500 ANSI/BOMA (ABOA) square feet to be added to the building and that will be expiring August 22, 2015. Based on this need for numerous and detailed changes to the space that would substantially change the existing lease, the Government is seeking a Superseding lease under GSAR 570.404 to replace the existing lease and remain in its current space, but is interested in consider alternative space that meets the Government's requirements such as the following: State: Montana City: Missoula Delineated Area: East: E Alder St South: N Pattee St West: East Main St North: N Orange St Minimum Sq. Ft. (ABOA): 47,993 Maximum Sq. Ft. (ABOA): 51,445 Space Type: Office Space and related space Parking Spaces (Total): 42 on-site Parking Spaces (Surface): 39 on-site Parking Spaces (Structured): 3 on-site Parking Spaces (Reserved): 42 on-site Full Term: 20 Years Firm Term: 15 Years Option Term: None Additional Requirements: Required space will consist of Class A office space, Holding Cells, Court Rooms, and Judge's Chambers. All security standards must meet Interagency Security Committee (ISC) Security Design Criteria, the US Courts Design Guide, and Publication 64 standards. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, GSA's sustainability standards, and seismic requirements. Offered space shall not be in the 100 year flood plain. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) •7. Energy efficiency and renewable energy features existing within the building •8. List of building services provided •9. Building, space, and parking accessibility in compliance with ABAAS. •1. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
