Description
Solicitation for Offers No. 1TX2008 10/12/2011 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: San Antonio, TX Delineated Area: NORTH: Start at the intersection of Highway 87/Interstate 10 and Route 1604 (Charles W. Anderson Loop). Continue East on Route 1604 until Interstate 35 (Austin Highway). EAST: Continue South on Interstate 35 until Interstate 410. SOUTH: Continue West on Interstate 410 until Highway 87/Interstate 10. WEST: Continue North on Highway 87/Interstate 10 until Route 1604. Minimum Sq. Ft. (ABOA): 36,827 Space Type: Office and related storage space Parking Spaces (Total): 4 Parking Spaces (Surface): 0 Parking Spaces (Structured): 4 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: -The Government is seeking an existing building. New construction will not be considered at this time. -A loading area with overhead or double doors must be available in the proposed building for handling of pallet sized loads. The loading area is not required to be above grade. -Space will be required to achieve LEED - CI Certified status, at a minimum. -Separate entrances for employees and visitors. -Employee and visitor parking must be on site or within no more than ¼ mile of the building. -Offered space must be in close proximity to public transportation. A commuter rail, light rail, or two bus routes must be located in the immediate vicinity of the building, but generally not exceeding ½ walkable mile. - Public entrance to the building must be located more than 300 walkable feet from K-12 schools. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
