- DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO LEASE SPACE The Department of Veterans Affairs (VA) desires to lease approximately 3,600 to 4,000 rentable square feet of general office space in San Jose, CA to be used by the VA as a Vet Center. Space should yield a minimum of 3,460 and a maximum of 3,890 ANSI/BOMA Office Area square feet. The space shall be contiguous and on ground floor. Site must include street level, or handicap accessible entrances and on-site parking for 12 vehicles, including handicap spaces, with surge parking capabilities for up to 20 vehicles. VA is considering a 10-year lease consisting of a five-year firm term with a 180-day termination rights following firm term. To be considered, space must be within or bordering a delineated area as follows: North - Curtner/Tully Road South - Airport Pkwy/East Brokaw Road East - Guadalupe Parkway/Hwy 87 West - Hwy 101 Offerors must provide evidence that properties are outside the 100-year flood plain and property proposed must meet all current federal, GSA, VA State and local code and regulations including, but not limited to fire and life safety, accessibility, OSHA and seismic requirements. Properties offered by Brokers or legal representatives must be accompanied by a letter of acknowledgement from owner/s allowing you to represent their property and shall specify who has the authority to negotiate terms and price on that property. VA will conduct a market survey of properties offered for lease. Expression of interest shall be submitted in writing. Interested parties shall submit one (1) copy of specific information concerning their properties. You may send electronically by email, or you can submit hardcopies by mail or hand carried to address below no later than 4:00 P.M. (PST) on Monday, September 19, 2011.
