- DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE VA seeks to occupy 22,300 net usable square feet of space on a maximum of two contiguous floors with a minimum of 120 parking spaces in Tampa, Florida, for use as a Mental Health Clinic. The lease term shall be 10 years including renewal options. Space must be available for occupancy no more than 120days after award. To be considered, space must be within or bordering a delineated area as follows: North “ Bearss Avenue/Bruce B. Downs Boulevard South “Busch Boulevard East “ Interstate 75 West “ Interstate 275 Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: (1) building name, address, age and information on building ownership; (2) total square footage available, (3) net usable square footage; (4) date of space availability to commence tenant improvements; (5) rental rate per net usable square foot (indicate core factor); (6) site plan depicting the building; (7) block or floor plan of space proposed for offer; (8) availability of 180 designated parking spaces if located in city of Tampa; or availability of 120 designated parking spaces in Temple Terrace (9) proximity to public transportation; (10) identification on site plan demonstrating location of parking to be dedicated for VA ™s use; (11) ingress/egress to street(s); (12) evidence of proper zoning for medical use; (13) evidence that the property lies outside the 100-year floodplain; (14) distance to area eateries; (15) distance to other area amenities; (16) an aerial photograph. (Note: The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. Net Usable square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
