Description
DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 422 DD Cox Boulevard in Sheffield, AL 35660 as an outpatient clinic. The lease expires on September 30, 2011. VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be on no more than one floor and provide 6,929.33 NUSF of space. On-site parking for 54 vehicles is required. A lease for three (3) fixed years with two (2) one year options will be considered. Occupancy required by October 1, 2011. To be considered, space must be within or bordering a delineated area as follows: South - Avalon Avenue East - S. Union Avenue North - Puritan Avenue West - Intersection of Sterling Blvd and East 6th Avenue Offerors must provide evidence that properties are outside the 100-year flood plain. VA staff will conduct a market survey of properties offered for lease. Interested offerors (owners, brokers, or their legal representatives) should submit 2 copies of specific information concerning their properties to Laetitia Coleman by mail, fax, or e-mail no later than 4:00 p.m. on August 22, 2011, at the following address: Department of Veterans Affairs VISN 7 Contracting ATTN: Laetitia Coleman 3701 Loop Road East Tuscaloosa, AL 35404 Telephone: 205-554-2000 ext. 4021 FAX: 478-274-5801 E-Mail: Laetitia.Coleman@va.gov Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
