- Delineated Area Map with boundaries A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Baltimore (CBD), Maryland Delineated Area: See attached map Minimum Sq. Ft. (ABOA): 34,103 Maximum Sq. Ft. (ABOA): 37,736 Space Type: Class A office Parking Spaces (Total): Parking should adhere to local zoning code for parking spaces required per square foot of office space. Exterior parking area should have a minimum illumination of 1 foot-candle. Parking for the disabled must be located within the same block. Public Transportation: Public transportation must be located within two blocks. This public transit must service the offered location at least every hour between 7:00am-6:00pm (except weekends and federal holidays). Full Term: Ten (10) years Firm Term: Five (5) years Option Term: Renewal option(s) may be requested. Additional Requirements: If proposed space is above street level, minimum of two elevator banks is required. 13,308 ABOA SF of the space must be contiguous on the same floor. Columns must be located no less than 20 feet from any wall or other column. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in a 100-year floodplain. Space offered must have potential for efficient layout and be ready for occupancy by April 2013. B. Projected Dates. Expressions of Interest Due: August 5, 2011 Market Survey (Estimated): Mid August 2011 Occupancy (Estimated): 1Q 2013 C. Expressions of Interest. If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Friday, August 5, 2011. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Solicitation for Offers specifications. D.
