- REQUIREMENT: The General Services Administration is seeking to enter into a lease for space meeting the following requirements: Square Footage: 4,991 rentable square feet, which will yield 4,340 ABOA office area square feet of office and related space. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor and have the potential for an efficient layout. Subleases will not be considered. The Government requires a fully serviced lease including a total of 14 on-site parking spaces and adequate parking for visitors. All services including daytime janitorial service, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as first class and comply with all current Federal, General Services Administration, state, and local codes including but not limited to regulations for Energy Star, Fire and Life Safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Space shall not be located within 1,000 feet of daycare centers, private or public schools through grade 12, liquor stores or adult entertainment locations. LOCATION: Offered properties must be located within the following delineated area of Plano, Texas: North: From the intersection of Lebanon Road and Legacy Drive in an easterly direction to the intersection of Coit Road and Co Rd. 19 (Lebanon Road) East: From the intersection of Coit Road and Co Rd. 19 (Lebanon Road) in a southbound direction to the intersection of W. Spring Creek Parkway and Coit Road South: From the intersection of W. Spring Creek Parkway and Coit Road in a westbound direction to the intersection of W.
