DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 6,822 to 7,750 ANSI/BOMA Office Area square feet (previously usable). Third floor or above, contiguous space is required. GSA requires fourteen (14) secured and reserved parking spaces for use by Government employees and the additional parking for employees to code. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. Ingress/egress to the building must come from more than one driveway. Buildings must be within one-quarter mile of public transportation. Moderately priced eateries and other employee services must be located within one-quarter mile of the building. TENANT: Department of Education LOCATION: Offered properties shall be located within the following delineated areas of downtown Long Beach, California: North Boundary: Beginning at W. Shoreline Drive and W. 7th Street continuing east becoming E. 7th Street ending at Alamitos Avenue East Boundary: From E. 7th St., south on Alamitos Avenue until it becomes E. Shoreline Drive continuing south and westerly, appending Shoreline Village Dr. on the south to the end, and continuing on E. Shoreline Dr. until it becomes W. Shoreline Dr. and continuing westward. South Boundary: W. Shoreline Dr. to Magnolia Drive, then south to the shoreline ending at Queens Way, continuing north along the shoreline, and continuing along the shoreline, then north on Golden Shore to W. Shoreline drive West Boundary: Beginning at Golden Shore to W. Shoreline Drive, continuing north and ending at W. 7th Street Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern office space. The space shall be altered to meet the Government's requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards).
