Expressions of Interest U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Virginia City:Herndon Delineated Area:Fairfax & Loudoun Counties, VA being East along SR 625 from its intersection with SR 28 to SR 604; east on SR 604 to SR 228; north on SR 228 to Route 7; east on Route 7 to Reston Parkway; southwest on Reston Parkway to SR 828; southeast on SR 828 to Sunrise Valley Drive; east on Sunrise Valley Drive to South Lakes Drive; south on South Lakes Drive to Twin Branches Road; south on Twin Branches Road to Lawyers Road; southwest on Lawyers Road to SR 671; south on SR 671 to SR 672; southwest on SR 672 to SR 608; southeast on SR 608 to Route 50; west on Route 50 to SR 657; south on SR 657 to Stonecroft Boulevard; northwest on Stonecroft Boulevard to Route 50; west on Route 50 to SR 606; north on SR 606 to 621; northwest on SR 621 to SR 659; north on SR 659 to SR 772; east on SR 772 to Loudoun County Parkway; northeast on Loudoun County Parkway to SR 625; east on SR 625 to its intersection with SR 28. Ft.:40,121 aboa / 42,387 rsf Space Type:Office / Warehouse approximately 8,500 rsf of which is office space Parking Spaces (Total):37 Full Term:10 Years Firm Term:5 Years Additional Requirements:• Space must have potential for an efficient layout. Submission Requirements:Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations. Offered space must meet Government requirements for fire and life safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
