- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 4,757 RSF (YIELDING AT LEAST 4,137 ANSI/BOMA OFFICE AREA SQUARE FEET) OF CONTIGUOUS OFFICE SPACE located on a single floor. Ground floor space is preferred. The building must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. The space must be capable of meeting the Government's security requirements. Space shall be located within a prime commercial district (within the delineated area specified below), with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Building must accomodate 1 Government vehicle as well as have sufficient public parking nearby. Space shall be ready for occupancy no later than May 2012. LEASE TERM: Ten (10) years, seven (7) years firm. DELINEATED AREA: KEENE NH NORTH: to Mechanic Street (between court & Washington St.) WEST: to Ashbrook Rd. (at Monadnock marketplace) SOUTH: to Kit St. (at Best Western) EAST to Community Way (by Courtyard Marriott) EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN MAY 24, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) Floor plan detailing space offered, One eigth inch scale drawing. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered and Rental Rate per square foot. (Specifying services, utilities, electricity and tenant improvement allowance included) 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Number of parking spaces available on the premises. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
