- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: VA City: Ballston Delineated Area: Ballston-Virginia Square submarket in Arlington, VA and within the following delineated area: North: Washington Boulevard East: North Kirkwood Road and North Jackson Street South: North Fifth Street West: North Glebe Road Minimum Sq. Ft. (ABOA): 77,000 ABOA Maximum Sq. Ft. (ABOA): 79,000 ABOA Space Type: Office and Related Spaces Parking Spaces (Total): 1 Parking Spaces (Surface): 0 Parking Spaces (Structured): 1 Parking Spaces (Reserved): 0 Full Term: 4.75 years Firm Term: 4.75 years Option Term: N/A Additional Requirements: The United States Government currently occupies 49,906 Rentable Square Feet (RSF) / 43,775 ANSI BOMA Office Area (ABOA) of office and related space, and one (1) parking space, in a property located in Arlington, VA. The government is seeking to expand by approximately 38,240 RSF/ 33,543 ABOA, for a total of 88,146 RSF / 77,318 ABOA, of office and related spaces for a term of fifty-seven (57) months to be co-terminus with the existing lease. The delineated area for this requirement is the Ballston-Virginia Square submarket in Arlington, VA. The Government is interested in considering alternative space for the entire 88,146 RSF / 77,318 ABOA and parking space, if economically advantageous. In making this determination, the Government will consider, among other things, relocation costs, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, rental obligation for the remaining term of the firm lease term, and the cost of alternative space that potentially can satisfy the Government's requirements. The building must be located outside of any 100-year floodplain. Buildings offered for consideration must be of sound and substantial construction with the ability to meet all current Federal, State, and Local codes and regulations including, but not limited to, fire and life safety, accessibility, and OSHA. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA. Expressions of Interest must be received in writing no later than 4:00 pm on July 8, 2011, and must include the following information in order to be deemed compliant and be eligible for further consideration: - Building name and address. - Building ownership information. - Space available, it's location within the building and its condition (shell or built-out). - Date of space availability. - Rentable square feet available and expected rental rate per rentable square foot, fully serviced. - Amount of parking available on-site and its cost - indicate whether the rental rate includes the cost of the required Government parking. - List of building services and amenities provided, if any. The Government's decision regarding whether or not to solicit offers will be based, in part, on complete information received in response to this advertisement. In the event that your response to this ad fails to provide the required information, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
