- Map of Delineated Area. General Services Administration (GSA) seeks to lease the following space: State:Virginia City:Manassas Delineated Area: Western Fairfax and portions of Prince William Counties, Virginia within the following boundaries: Starting from the intersection of Route 619 and Route 234 follow Route 234 to the north to right on Liberia Avenue. Follow Liberia Avenue to right on Centreville Road and continue on Centreville Road until Route 29. Make a right on Route 29 to the east and then a left on Route 123 north. Follow Route 123 north until it intersects with Hunter Mill road. Make a left and continue on Hunter Mill Road to a left onto Route 606. Go west on Route 606 until it intersects with Route 28. Then a left on Route 28 and follow to the south until it intersects with Route 50. Make a right on Route 50 west and follow until it intersects with Pleasant Valley Road. Left on Pleasant Valley Road follow south until it intersects with Route 29. Right on Route 29 follow southwest until it intersects with Route 215. Left on Route 215 east follow until it intersects with Route 619 and then right on Route 619 until it intersects with Route 234, completing the delineated area. Minimum Sq. Ft.: 66,801 Office (usf) / 76,821 (rsf) Space Type: Class A/B Office Space (30,000 usf required for a watch area configuration) Column Spacing: A minimum of 24' on-center Parking Spaces (Total): 358 Parking Spaces (Surface): 350 Parking Spaces (Fenced & Secured): 8 Full Term: 10 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: • Space must have potential for an efficient layout. • Fiber to the building must be available. • Redundancy for both power and telecommunications systems. • Pad area for a backup generator. • Space must be contiguous horizontally and or vertically and not separated by public corridors. • Space cannot be located on more than two (2) floors. • Minimum floor plate size of 31,810 usf is required. • Facility will operate on a 24 x 7 x 365 basis. • Minimum Level III Security requirement • SCIF Requirement • Building must be LEED (Silver) and Energy Star certified. • A freight elevator is required to all floors above grade. The freight elevator should have an 8'0 x 10'0 platform and a minimum load capacity of 5,000 pounds. The door should be a minimum of 48 inches wide. • Covered loading dock Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations. Offered space must meet Government requirements for fire and life safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
