Expressions of Interest Due: July 11, 2011 Market Survey (Estimated): July 25, 2011 Offers Due: (Estimated): September 21, 2011 Occupancy (Estimated): December 1, 2012 General Services Administration (GSA) seeks to lease the following space: State: Nebraska City: Omaha Delineated Area: North : East on Fort Street to Military Ave., East on Military to N. 60th St. East : South on N. 60th Street to Western Ave., East on Western Ave. to 52nd St., South on 52nd St. to Leavenworth St., West on Leavenworth St. to S. 60th St., South on 60th to I-80. South : West on I-80 to I680, North on I-680 to W. Center Road, West on W. Center Road to S. 132nd St. West : From intersection of W. Center Road and S. 132nd St., North on S. 132nd to Fort Street. Minimum Sq. Ft. (ABOA): 11,891 Minimum Sq. Ft. (ABOA): 12,486 Space Type: Office Parking Spaces (Total): 65 Parking Spaces (Surface): 63 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Full Term: 15 years Firm Term: 10 years Cancellation: 90 days notice after initial 10 year term Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. -Space on second floor or above space is preferred. - Space must have the potential for efficient layout; columns must be at least 20 feet apart center to center, 20 feet from any interior wall, and no more than two foot square; the space should not be "U" or "L" shaped or exceed a length to width ratio of 2:3. -The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. -Space must be contiguous and on one floor. - Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -Surface parking must be within 2 blocks of the location. -A variety of inexpensive and moderately priced fast food and eat-in restaurants within close proximity and easy access are required. Hotel/motel facilitates should be within the vicinity. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
