Description

Scope of Work The Research Department is planning to renovate their laboratories in various locations and address life safety issues, laboratory equipment, and ventilation issues for code compliance in order to provide staff and researchers a safe working environment. The following project description is based on a consolidation of the referenced Project No. 630-08-108 with selected related items identified in the œVA Research Facility Condition Assessment � identified as Project No. 06215-00. Laboratory Upgrade, General Scope ROOMS 18123N, 18147AN, 18108N AND 18055AS “ GENERAL WET LABORATORIES These laboratories will require the replacement of all laboratory benches and base cabinets with new steel casework. Replace all sinks. Upgrades to include wall finish, floors, and ceilings. The laboratory HVAC shall be upgraded as described in the deficiency report priority items described below. New fume hoods and one new bio-safety cabinet C112/Type 2 will be provided. Other fume hood upgrades as described below will also be required as related to air flow monitoring and alarms. Note that the AC ventilation unit in 18108N shall be replaced. Fume hoods and bio-hazard hoods not meeting current codes shall be replaced. BSL-3 LABORATORY The HVAC system serving this room shall be examined for physical condition and achievement of proper pressurization. Deficiency Report Priority Items A22ROOM NO. 13034W, FLAMMABLE STORAGE Fire-rated Separation; Construct 8-hour fire-rated partition enclosing room (12 ™ x 16 ™). NOT IN CONTRACT (NIC) M20ROOM NO. 18148N, COLD ROOM Repair Cold Room monitoring system. Coordinate repair with manufacturer or vendor (Norlake Scientific Tel: 800-477-5253) M24AREA 18N, TYPICAL FLAMMABLE STORAGE ROOM The exhaust system is inappropriate. Provide low and high exhaust inlets within the space. Provide spark-proof fan construction. Fan and motor should be mounted outside of air stream and space. Insure space is maintained under negative pressure and conditioned make-up air is provided as needed. M25AREA 18N, TYPICAL WET LABORATORY REMOVE ON/OFF SWITCHING CAPABILITY FROM THE FUME HOODS. FUME HOODS SHOULD RUN CONTINUOUSLY. NOT IN CONTRACT (NIC) M26AREA 18N, TYPICAL WET LABORATORY Relocate fume hoods and/or diffusers and grilles per VA guidelines and manufacturer ™s recommendations away from doors, etc. M27AREA 18N, TYPICAL WET LABORATORY Provide fume hood sash stops and low airflow monitoring and alarm systems. (NYU had already replaced tissue culture hoods with alarm systems) Not in contract (NIC) P03Area 18W, Animal Surgery Provide separate oxygen manifold for the animal surgery area. Manifold should be a twin bank. Replace door and frame with 1-hour rated assembly. Not in contract (NIC) A30ROOM NO. 16047W, GENERAL LABORATORY Replace 1 chemical fume hood. Contact vendor: DURALAB CORPORATION, 3145 Bordentown Avenue, Parlin, NJ 08859 Tel:1-888-805-1740. Provide certification after installation. Provide shop drawing for AE/VA approval. Must be decontaminated before removal. A34 ROOM NO. 17087C, LABORATORY Replace chemical fume hood. Not in contract (NIC) A44ROOM NO. 160915, DERMATOLOGY LABORATORY Replace fume hood with new bio-safety cabinet, Class III, Type 2 (re-circulating). Not in contract (NIC) A55ROOM NO. 18145N, FLAMMABLE STORAGE Construct 1-hour fire-rated partition enclosing room (26 ™ x 10 ™). Remove windows to exterior, infill with brick to provide separation from adjacent patio. A56ROOM NO. 18151N, IMMUNOCHEMISTRY Remove 1 chemical fume hood. Must be decontaminated before removal. M05ROOM NO. 18018BW, DECONTAMINATION Replace damaged air supply diffuser. M06AREA 18N, TYPICAL LABORATORIES Air supply and exhaust corrections needed for HVAC balance. M0718N1D, CORRIDOR There does not appear to be any exhaust in the corridor. Test for proper space pressurization. Provide exhaust from corridor as required to achieve proper space pressure relationships with adjacent laboratories. M14AREA 18W, ROOF Replace deteriorated ductwork insulation. (can ™t find this line items in the field, not in contract (NIC)) M16ROOM 18108N, MOLECULAR PATHOLOGY, ROOM 18110N, GENESIS AND GLASSWASH Remove abandoned and unused sidewall exhaust fans and patch opening type with automatic alternation. Alarms and controls to be placed in the vivarium control area. P0418W, ANIMAL SURGERY If medical grade air is required for the animal area, a separate source shall be provided. Source may be either a twin cylinder manifold system is usage is low, or otherwise provide a separate medical grade compressor for higher usage. This use can be shared with a new laboratory air compressor as indicated for other items. ALTERNATE NO.1: Include all base bid except, delete humidifier system for animal lab on 18West only. Time to complete this project is 360 calendar days from the date of the Notice to Proceed is received by the contractor.
