- VETERANS AFFAIRS SEEKING MEDICAL SPACE The Department of Veterans Affairs desires to lease space yielding 4,500 usable square feet of office space in Raleigh, NC. The space must be handicap accessible in accordance with the Uniform Federal Accessibility Standards (4 CFR 101-19.6, App A) and can be provided by new construction or modification of existing space. On-site parking for ten (10) vehicles is required including three (3) designated handicapped parking spaces specifically for VA staff usage. The lease will be a full service lease with a lease term for five (5) years, with one (1) five (5) year option for a total of ten (10) years. The available space must be within the following delineated area, A ¼ mile radius of address 3022 Croasdaile Dr. Durham, NC 27705 Interested offerors (owners, brokers, or their legal representatives) should contact Contract Specialist Daniel Rakes via E-Mail at Daniel.Rakes@va.gov or by mail at Daniel Rakes, Salisbury VAMC 1601 Brenner Ave. Bldg 21B Room 107 Salisbury, NC 28144. Interested offerors must submit the address, property description, available square footage, and photographs. Also, a map or proof that the proposed property is within the delineated area is required. Contact is required by 4:30 EST Thursday June 3, 2011. Usable Square Feet does not include common areas such as stairs, elevators, mechanical and utility room, ducts, shafts, vestibules, public corridors and public restroom required by code. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: A market survey of properties offered for lease will be conducted by VA personnel. This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date. All interested parties will submit a request for the solicitation in writing to the attention of Mr. Rakes at the above address and or email address. Potential offerors shall describe the property. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation. The VA will not enter into any sublease or ground lease.
