Description
U.S. GOVERNMENT SFO 9OR2011 Expressions of Interest Sought The US Government currently occupies office and related space in a building under lease in Portland, OR, that will be expiring on January 31, 2012. State: Oregon City: Portland Delineated Area: North - SE Airport Way, South - Sunnyside Rd, East - 122 nd Ave, West - 60 th Avenue Minimum Sq. Ft. (ABOA): 11,800 Maximum Sq. Ft. (ABOA): 12,000 Space Type: Office and Lab Space Parking Spaces (Total): 82 Parking Spaces (Surface): 60 Parking Spaces (Structured): 12 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: Two 5 year options Additional Requirements: Rooftop antenna The LAN room must have additional capacity, separate HVAC and be lockable. Anti-static flooring required. Permission to install CCTV cameras Energy Star: Existing buildings must have earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets one of the statutory exceptions. All new construction shall achieve an Energy Star label within 18 months after occupancy by the Government. The Offeror is encouraged to include shared savings in the offer as a result of energy upgrades where applicable. ENERGY STAR tools and resources can be found at the www.energystar.gov Web site. The term "most recent year" means that the date of award of the Energy Star label by EPA must not be more than 1 year prior to the lease award date. http://www.energystar.gov/eslabel. Expressions of Interest Due: May 31, 2011 Offers Due: TBD Occupancy (Estimated): February 1, 2012 Offered space must meet Government requirements, as per the terms of the Lease for: 1. Offered premises must be adjacent to I-205/I-84 2. Fire safety 3. Accessibility (ABAAS) 4. Seismic 5. Sustainability 6. The proposed leased space shall be fully serviced. 7. Offered space shall not be in the 100/500 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must include the following information: •1. Building name and address and location of the available space within the building; •2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •4. Date of space availability; •5. Building ownership information; •6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •7. Energy efficiency and renewable energy features existing within the building; •8. List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
