- Flyer UNITED STATES GOVERNMENT Seeks Leased Office Space (REVISED TERM) Decatur, AL The United States Government seeks to lease office space of approximately 12,354 Rentable Square Feet (RSF) yielding 10,743 Usable Square Feet (USF) in Decatur, AL, within the following REVISED Delineated Area: NORTH - Market Street from 6 th Avenue SE to Bank Street. WEST - Bank Street from Market Street continuing to Lee Street continuing to 2 nd Avenue SE continuing to Prospect Drive then South on 4 th Avenue SE continuing east on McGlathery LN SE to 6 th Avenue SE. SOUTH - Highway 67/Beltline Road from Highway 31/6 th Avenue SE to Spring Avenue EAST - 6 th Avenue SE from Market Street to 7 th Street SE, east to 16 th Avenue SE, south to 11 th Street SE, west to 6 th Avenue SE to Highway 67/Beltline Road The proposed lease term is for fifteen (15) years, ten (10) years firm. Contiguous space on one floor is required not above 2 nd floor; preference is 1 st floor space. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. A minimum of 53 surface parking spaces are required to be available on site or within 2 blocks of the offered space. Space must be ready for occupancy no later than September 15, 2012. If public transportation is available in the delineated area, the site offered must be on the public transportation route. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
