Agent for the General Services Administration 3160 Crow Canyon Road, Suite 200 San Ramon, CA 94583 DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 5,520 rentable square feet of contiguous office space yielding a minimum of 4,800 ANSI/BOMA Office Area square feet (previously usable). GSA requires twenty-one (21) surface, reserved parking spaces for use by Government employees. Moderately priced eateries and other employee services must be located within one-quarter mile of the site. TENANT: Department of Justice LOCATION: Offered properties shall be located within the following delineated areas of Las Vegas, Nevada: North: Ann Road East: Pecos Road, East on E. Lone Mountain Road, South on Lossee Road, West on E. Craig Road, South on N. Pecos Road South: Sahara West: I-215 Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for ten (10) years, five (5) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern office space. The space shall be altered to meet the Government's requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Space must be located on the second floor or higher. The Government requires contiguous space. POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide the building name, address, and the offered square footage, a site plan, and a list of moderately priced eateries and other employee services located within two miles of the site.
