DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR A MINIMUM OF 6,218 NET USABLE SQUARE FEET FOR EXPANSION OF AN EXISTING LEASED OUTPATIENT CLINIC IN LUBBOCK, TX REQUIREMENT: VA currently occupies 36,000 net usable square feet in leased space as an outpatient clinic in a building in Lubbock, Texas, located at 6104 Avenue Q South Drive, and is seeking to lease a minimum of 6,218 net usable square feet of expansion space to accommodate Veteran care at this clinic. In addition, VA requires parking to meet a ratio of 8 per 1,000 net usable square feet, or as required by local code, whichever is greater, for dedicated use by VA, its visitors, and patients. VA is considering alternative space if economically advantageous. VA will use information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or to lease expansion space at its current location. In making this determination, VA will consider, among other things, the availability of alternate space that potentially can satisfy VA ™s requirements as well as costs likely to be incurred through the relocating, such as physical move costs, replication of tenant improvements, infrastructure, and non-productive downtime. The facility and grounds and landscaping must comply with VA Life Safety, Seismic, Radon and ADAAG requirements. The lease term shall be for an approximate five (5) year firm term with one (1) five-year extension option. Occupancy is desired by August 31, 2012. LOCATION: The offered leased location must be in Lubbock, Texas and within the following boundaries: South: 66th Street East: I-27 Frontage Road North: 58th Street West: Avenue L Properties immediately adjacent to the boundaries will be considered to be within the delineated area. The VA reserves the right to amend the delineated area and/or lease requirements. EXPRESSIONS OF INTEREST: Brokers and/or agents may represent the owner, but leased locations submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the property. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING INFORMATION, AS KNOWN OR AVAILABLE. PLEASE NOTE THAT TIME IS OF THE ESSENCE SO PLEASE PROVIDE AS MUCH INFORMATION AS POSSIBLE TO ENABLE VA TO EVALUATE YOUR OFFERED PROPERTY. A market survey of offered properties will be conducted by VA.
