- U.S. Government Seeks Sources for Leasing Department of Homeland Security San Diego, CA Project No. 1CA2094 The United States Government seeks to lease office and related support space consisting of approximately 14,896 rentable square feet in San Diego, CA. The space should yield a minimum of 12,953 ANSI/BOMA usable square feet to a maximum of 13,600 ANSI/BOMA usable square feet plus forty (40) secure, outside, reserved, on-site surface parking spaces for official Government use. LOCATION: The proposed space must be located within the following delineated area: DELINEATED AREA: North: Otay Mesa Road South: La Media Road and Colina de Sol East: Alta Road West: Cactus Road TERM: The term of the proposed lease is ten (10) years, five (5) years firm. Occupancy is required on or before 12/12/2012. REQUIRED: Offered space must be contiguous, on a single floor, on the second floor or above, and in a Class A building. Fully serviced leases are sought; all services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet the Government requirements for Fire, Life-safety, Seismic and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Any offered buildings must be of sound and substantial construction, well-maintained, and of modern design and/or tastefully rehabilitated to Class A modern office space. The space shall be altered to meet the Government's requirements. Satisfactory public transportation (bus and/or light rail) and moderately priced eating establishments must be available within a ten (10) minute drive from the space offered. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address Legal Property Owner Written authorization to represent property owner (including name, address, telephone number, and email address of authorized contact). Two (2) scaled floor plans identifying the ANSI/BOMA and Rentable Square Feet of the space One (1) scaled floor plan of the first (ground) floor which demonstrates building ingress/egress Site plan showing the secure building parking area As-built floor plan, identifying any tenants requiring relocation as a requisite to delivering the space to the government Date the space will be available for tenant improvements Rental rate per ANSI/BOMA square foot, specifying services, utilities, and tenant improvement allowance included in proposed rate In cases where an agent represents multiple ownership entities, the agent must submit written acknowledgement from each owner with permission to represent multiple owners for the same submission If multiple brokers submit the same property, only the broker with written permission to represent that property will be considered AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Studley, Inc. c/o Carpenter/Robbins Commercial Real Estate, Inc.
