DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 6,822 to 7,750 ANSI/BOMA Office Area square feet (previously usable). Third floor or above, contiguous space is required. GSA requires fourteen (14) secured and reserved parking spaces for use by Government employees and the additional parking for employees to code. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. Ingress/egress to the building must come from more than one driveway. Buildings must be within one-quarter mile of public transportation. Moderately priced eateries and other employee services must be located within one-quarter mile of the building. TENANT: Department of Education LOCATION: Offered properties shall be located within the following delineated areas of downtown Long Beach, California: Northern Boundary 7 th Street from West Shoreline Dr. to Alamitos Ave. Eastern Boundary: Alamitos Ave. from E. 7 th St. to E. Shoreline Dr.. Southern Boundary: E. Shoreline Dr. form Alamitos Ave., becoming W. Shoreline Dr. at South Pine Ave. and continuing to W. Ocean Blvd.. Western Boundary: W. Shoreline Dr. from W. Ocean Blvd. to W. 7 th St. Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern office space. The space shall be altered to meet the Government's requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards).
