Description
REQUIREMENT: The United States Department of Agriculture (USDA) currently occupies office and related space in a building under a lease in Presque Isle in the city if Onaway, MI. The Government is interested in leasing between 1546 - 1623 ANSI/BOMA office area square feet (OASF) of first class, high quality contiguous office space. The space must be available for occupancy on or before September 15, 2011. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. TERM: The lease term is for 10 years. DELINEATED AREA: To be considered, office location must be within the boundaries on the North by: Twin School Road; South by: Mariel Road; East by: Glaiser Road and West by: County Line Road. OTHER REQUIREMENTS: 1. 15 on-site paved surface parking spaces 2. Preference will be given to first floor space 3. Space must be contiguous 4. Specific Information Technology requirements OCCUPANCY: Occupancy is required by 9/15/2011 EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address or Site Location and Address 2. Location of space within the building 3. Rentable square feet offered and full-service rental rate per square foot 4. ANSI/BOMA Office area square feet, to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 5. Amount of on-site paved parking available 6. Building ownership information 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9.
