(ABOA): 13,401 RSF: 15,411 (approximately) Space Type: Office Parking Spaces (Total): 10 (7 plus handicapped with a minimum of 3 required) Parking Spaces (Surface): 10 (7 plus handicapped with a minimum of 3 required) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: n/a Additional Requirements: •1. 1,236 contiguous USF can be located on any floor of a building above street level. However, in areas where above street level floor space is not available, ground floor space may be considered. •2. 12,165 contiguous USF shall be located on the first floor. •3. Each space shall have a separate entrance. •4. Space requiring ramps inside the office area will not be acceptable. •5. Elevator service is required and shall consist of a minimum of two accessible elevators. One of the accessible elevators may serve as a freight elevator. Exception (Permanent Remote Site locations only): If two elevators are not available, The Government may consider locations with only one elevator. •6. The space should be no more than twice as long as it is wide and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. Columns must be at least 20 feet from any interior wall and from each other and be no more than two feet square. •7. Quality and type of distribution system to accommodate electrical, telephone, and cabling requirements for automated equipment will be an additional space consideration. •8. Quality and type of heating, ventilation, and air-conditioning (HVAC) system will be an additional space consideration. •9. Costs for moving, the telephone system, and other required features will be considered as additional space considerations. •10. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors may be considered. •11. The Government shall have the right to install a satellite dish or antennae on top of the building, a secured courtyard, or other approved area. •12. Sites that are located directly on a highway or six-lane thoroughfare will not be considered in the following instances: (1) If the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) If the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. •13. Space located more than the equivalent of two city blocks from a primary or secondary street is not acceptable. The route from the primary or secondary street shall be direct. Locations which have obscure, difficult access or which require additional turns will not be considered. •14. Public transportation, if available, must be within two blocks of the space. The availability of public transportation, public and commercial parking, and on-site parking will be considered as additional space consideration factors. •15. In areas where adequate public transportation and on-site parking are not available, secure vehicle parking facilities must be available at reasonable commercial rates for visitors and employees within a two-block radius of the space. In locations where on-site parking is not available, disabled parking must be located within the same block. Restricted or metered parking of two hours or less within the two-block area of the space does not meet parking requirements. •16. The Government may request a maximum of two parking spaces for "in and out" business for program purposes. These spaces will be included as part of the lease. •17. It a single Government tenanted building and/or the Government is the only tenant utilizing the parking lot, additional accessible parking spaces for the disabled beyond those otherwise required or existing, (whichever is greater) shall be provided based on the size of the office. This shall be in addition to any reserved parking required for employees with disabilities. •18. If the space is located in a multi-tenant building in a downtown location, parking for the disabled shall be provided as follows: (1) In an adjoining parking lot or garage with a fully accessible route to the office. Quantity shall be five spaces in addition to existing disabled parking provided or in addition to disabled spaces required by code, whichever is greater; (2) Along city streets, by having the city provide a minimum of three disabled spaces, in addition to any existing or otherwise planned or required spaces within one-half block from the accessible entrance. The Lessor shall provide assurance from the city that the spaces will be restricted to usage by the disabled during the tenancy of SSA/ODAR. •19. In locations where on-site parking is not available, disabled parking must be located within the same block. •20. Restricted or metered parking of two hours or less within the two-block area of the space does not meet parking requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
