- Delineated Area Wanted to Lease by USDA REQUIREMENT: The U.S. Department of Agriculture, Farm Service Agency in Greenville, South Carolina is interested in leasing up to 3,647 contiguous usable square feet of first class high quality office space together with 27 onsite paved parking spaces. Specific Information Technology requirements apply. USDA currently occupies office and related space in a building in Greenville, SC. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. TERM: The lease term is for 10 years. DELINEATED AREA: To be considered, the building location must be within an area bounded by or fronted on the: • Bounded on the North by College Street between North Academy Street and North Church Street. • Bounded on the East by Church Street from the intersection of North Church Street and College Street to the intersection at Augusta Street. • Bounded on the South from the intersection at Augusta Street and South Church Street northward along Augusta Street crossing South Main Street along River Street to the intersection at West Camperdown Way then proceeding westward along West Camperdown Way to the intersection at South Academy Street. • Bounded on the West by Academy Street from the intersection at South Academy Street and West Camperdown Way northward to the intersection at College Street. Please refer to attached Delineated Area Map. OCCUPANCY: Space to be ready for occupancy within three (3) months after lease award. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address or Site Location and Address 2. Location of space within the building 3. Rentable square feet offered and full-service rental rate per square foot 4. ANSI/BOMA Usable Square Feet and the Common Area Factor 5. Amount of onsite paved parking available 6. Building ownership information 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9.
