Description
Delineated Area Wanted to Lease by USDA REQUIREMENT: The U.S. Department of Agriculture, Farm Service Agency in Kingstree, South Carolina is interested in leasing up to 5,515 contiguous usable square feet of first class high quality office space together with 40 onsite paved parking spaces. Specific Information Technology requirements apply. USDA currently occupies office and related space in a building in Kingstree, SC. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. TERM: The lease term is for 10 years. DELINEATED AREA: To be considered, the building location must be within an area bounded by or fronted on the: • North by Wheeler Street from the intersection with US-52 (North Longstreet Street) to the intersection at Eastland Avenue. • East by Eastland Avenue (County Road S-45-186) from the intersection at Wheeler Street to the intersection at East Main Street then proceeding south along Nelson Blvd. (County Road S-45-270) to the intersection at Thurgood Marshall Highway then proceeding southeasterly along Thurgood Marshall Highway to the intersection at Fair Deal Road. • South by Fair Deal Road/County Road S-45-683 between Thurgood Marshall Blvd. and Martin Luther King Jr. Avenue. • West by Martin Luther King Jr. Avenue from the intersection of County Road S-45-683 and Martin Luther King Jr. Avenue proceeding northward to the intersection at Nelson Blvd. then proceeding westward along Nelson Blvd. /S. Longstreet Street crossing West Main Street then proceeding northward along Highway 527/Us-52 to the intersection at Wheeler Street. Please refer to attached Delineated Area Map OCCUPANCY: Space to be ready for occupancy within three (3) months after lease award. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. ANSI/BOMA Usable Square Feet and the Common Area Factor 5. Amount of onsite paved parking available 6. Building ownership information 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9.
