- Solicitation for Offers No. GS-05B-18732 March 11, 2011 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Indianapolis, Indiana Delineated Area: Within the Indianapolis CBD Minimum Sq. Ft. (ABOA): 17,351 sf Maximum Sq. Ft. (ABOA): 19,086 sf (19,954 RSF) Space Type: OFFICE Parking Spaces (Total): 4 Parking Spaces (Surface): 109 within 1/4 mile. Parking Spaces (Structured): 4 Parking Spaces (Reserved): 4 Full Term: 15 years, fully serviced Firm Term: 10 years Option Term: N/A Additional Requirements: The Government requires Class A Office space which shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Four (4) controlled/assigned parking spaces must be available on-site for government vehicles. In addition, 109 public parking spaces should be available within a walkable 1/4 mile of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within 1500 linear feet from the space offered. The proposed space must not be located within 300 feet walkable (measured from proposed visitor entrance to adjacent property line) from schools (public or private, K-12). Offered Space must allow for an effective layout on one floor. A loading area with double doors or an overhead door must be available with the offered space to allow for the receipt and pick-up of pallet sized loads. The truck loading/unloading area can be at the same grade as the space offered. Columns within the space may not be less than 20 feet on center. At a minimum this project shall obtain LEED-Silver certification for Commercial Interiors (LEED-CI) or New Construction (LEED-NC). Occupancy is required on or before August 1, 2012. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 or 500 year flood plain. B. Projected Dates.
