Description
DEPARTMENT OF VETERANS AFFAIRS (DVA) DESIRES TO LEASE SPACE X - Lease or Rental of Facilities NAICS CODE - 531; Real Estate/531130 - Lessors of Mini-Warehouses and Self-Storage Units The VA desires to lease 9950-9999 net usable square feet (NUSF) in Orlando Florida for warehouse usage by the Orlando VA Medical Center. The space shall be contiguous on one floor. A lease will be awarded for ten years with a five (5) year firm term. Proposed Property shall not be located within the 100-year flood plain. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. To be considered, space must be within five (5) miles of the Lake Baldwin Campus of the Orlando Medical Center or bordering/facing the delineated area as follows: Lake Howell to the North Lake Porter to the South Lake Douglas to the East Lake Silver to the West The minimum requirements for this lease are as follows: 1. Minimum square footage is 9,950 NUSF. 2. Maximum square footage is 9,999 NUSF. 3. Floor load limit must be greater than 250 lbs/s.f. 4. Humidity maintained between 35-75 percent and temperature maintained between 65-72 degrees Fahrenheit. 5. Fire Alarm system to include smoke detection. 6. Building structure capable of withstanding local wind requirements. 7. Truck dock, minimum height of 3 feet, with roll-up door entrance to space. 8. Entry door to space (3 to 4 feet). 9. Easy access for semi to warehouse space 10. Ceiling heights no less than 15 linear feet. 11. Phone/data capability for security and monitoring systems. 12. Emergency power connected to climate control systems and lighting to maintain temperature conditions noted above during disruption of normal power. Offeror must have the ability to satisfy all of the above requirements by date of occupancy for the space to be considered for award. If any of the above requirements cannot be satisfied by the offeror, then the space will not be considered for lease. To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement/announcement. Do not submit response in binder, spiral format, etc., submit on plain bond paper only with not more than ten (10) pages: 1 Proposed Property address. Map showing property within the delineated area is a plus. 2. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. 3. Documentation evidencing that proposed property is outside the 100-year flood plain. 4. Documentation delineating offerors ability to meet all the Governments requirements identified in this advertisement/announcement. 5. Amount of space offered. 6. Cost; i.e. $/NUSF. Identify base rent cost figure and operating cost figure, together these figures equal the total NUSF cost. 7. Date space is available. 9. Other pertinent information. VA staff will conduct a market survey of properties meeting the above requirements.
