Description
The United States Government seeks expressions of interest for leased office space consisting of approximately 10,151 contiguous rentable square feet of office space in Bayamon, PR. The space MUST yield 8,827 to 9,709 ANSI/BOMA Office area square feet. Twenty ( 20) reserved parking spaces are preferred at no cost to the Government as well as enough surface spaces to meet local parking codes. Subleases are not acceptable. Space should not be located within the 100-year flood plain. The proposed space must be located within the following delineated boundaries: North: Beginning at Forest Hills Mall, Intersection of State Road 167, continue East along Policía Carlos J. Andaluz Ave to SR 831; South: Int. Road 831 and Road 830 going West intersection SR 167; East: Intersection of Policía Carlos J Andaluz Ave with SR 831 going South to SR 830; West: Forest H. Mall going South along SR 167 to Intersection of SR 830. The proposed lease is for ten (10) years, five (5) years firm; the Government may terminate this lease after the 5th year upon one hundred twenty (120) days written notice to the Lessor. If space is offered on the 2 nd floor or above, the building must have a minimum of: two (2) elevators, and two separate opposite stairwells. The building owner must be willing to install a backup generator, water tank, and storm shutters to cover the offered space, at no additional cost to the Government. The Government prefers a net tenant electric lease; the offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Interested parties should provide building address, square footage available, advertised rent and a picture of the building. Submissions by other than the owner or exclusive agent of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
