- REQUIREMENT: The U.S. Government is seeking to lease approximately 2,631 rentable square feet yielding a minimum of 2,288 ANSI/BOMA office area square feet of contiguous office and related space in Savannah, Georgia within the following delineated area: DELINEATED AREA: North: River Street South: Congress Street East: East Broad Street West: West Broad Street REQUIRED: The following criteria shall apply to all space considered by the Government: The space must be within the delineated area as noted above. The space shall not be located in a building that has thoroughfare under, or through, any part of the building. The building must have 24-hour, unrestricted access to the office space and parking area. The space shall not be located on the ground floor or top floor of any building. The space shall be contiguous on one floor. The space shall not be located with window space which is adjacent to outside fire escapes, ledges or mezzanines. There shall be no direct access to the Government space from outside. Three (3) parking spaces shall be available for official government use. Security requirements for the parking area structure for official Government vehicles will depend on local conditions which will be evaluated on a case-by-case basis. A fire detection system is required that provides 100% coverage of the controlled office space. All detection systems used must meet or exceed local and National Fire Protection Association (NFPA) fire detection codes. A freight or public elevator that has the ability to provide "individual service" is required. The elevator should provide direct service from the drop off point in the parking or loading area to the office floor. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Space must be ready for occupancy no later than April 8, 2012. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
